Before you sign for a new unit, a specialist inspector walks it against the developer's specification and floor plan and records what is not right. You receive a photographed defect list and a video walkthrough — the evidence you, or your lawyer, present to the developer.
We inspect the unit
A specialist carries out the visual and functional snagging inspection and produces the defect list, the video and the log. This is a property-side service.
A lawyer handles acceptance
Representing you at the developer's handover and advising whether to accept or withhold acceptance is separate legal work, provided by Suwanvara Law Firm under its own engagement.

The inspector works through the unit systematically, comparing what was built against what the developer's specification and floor plan promised. Findings are recorded with photographs as they go.

Photographed defect (snag) list
Every issue found, numbered and photographed, with its location in the unit — a document the developer can work from item by item.

Video walkthrough
A recorded walk through the unit narrating the findings, so a buyer abroad sees the condition of the residence for themselves.

Defect log for the developer
A structured log you — or your lawyer under the separate legal engagement — present to the developer to request rectification before acceptance.
What this is, and is not
A snagging inspection — nothing more claimed
So there is no misunderstanding about what the report covers, in plain terms:
- This is a visual and functional snagging inspection. It is NOT a structural or engineering survey.
- It is NOT a valuation and does not assess the market value of the residence.
- It is NOT a warranty or a guarantee. Recording a defect does not oblige the developer to rectify it, and we do not guarantee that the developer will.
- Where an inspector holds a specific engineering or trade qualification, that qualification is stated for that engagement. The base service does not include a structural, geotechnical or systems-engineering assessment.
- The inspection reports the condition observed on the day. It is not a substitute for the legal review of your contract or the legal acceptance of the unit, which are separate.
How it fits your purchase
From inspection to keys
The snagging inspection sits at the handover stage of a new-unit purchase. Where you also engage the law firm, the two services run in sequence — we inspect, the lawyer accepts.

Inspection
The inspector attends the unit and records the defect list, the video and the log against the developer's specification.

Defect list to the developer
The log is presented to the developer with a request to rectify the items found before acceptance.

Re-inspection
After the developer reports the work done, the unit can be re-inspected to check the items were actually rectified.

Legal acceptance & transfer
Your lawyer represents you at the developer's handover and at the Land Department transfer — separate legal work by Suwanvara Law Firm.
We inspect the unit; a lawyer handles acceptance.
The combination is the point. A specialist establishes the true condition of the residence, and — where you engage the law firm separately — a lawyer decides, with that evidence, whether to accept the unit or withhold acceptance until it is put right. Who does what stays explicit throughout.

Fee basis
Quoted on enquiry. The fee depends on the size of the unit, its location and whether a re-inspection is included, and is confirmed before any inspection is arranged.
How this service is provided
The snagging inspection is a property-side service. Legal acceptance of the unit, contract review and representation at the developer's handover are separate legal work, provided by Suwanvara Law Firm under a separate engagement. You remain free to appoint another legal adviser, and an inspection is never a condition of the property service.
