How foreign buyers pay for a Thai condominium

There is no single answer, and most of what you will read online is written to sell a loan. This page sets out the routes a non-resident actually has, what each typically requires, and where the figures come from — so you can plan before you speak to anyone.

The starting point

Most foreign condominium purchases here are completed in cash.

Thai banks lend to non-residents only in limited circumstances, so the majority of foreign condominium buyers pay without a Thai mortgage — from savings, from a loan raised in their home country, or on a developer's instalment plan. That is the base case to plan against, not a rule: financing exists, but it is the exception rather than the default.

One requirement applies however you pay. To register a unit in the foreign-ownership quota, the purchase funds must be brought into Thailand in foreign currency and recorded — the bank issues a Foreign Exchange Transaction document that the Land Department needs at transfer. Four ways foreign buyers fund a purchase

Named where a public source or our own price sheets support them, with the typical conditions and where each figure comes from. Terms are set by the provider and change — treat everything here as a starting point to confirm, not a quotation.

  1. 01

    A mortgage from a Thai bank

    Only a small number of banks lend to non-resident foreigners for a condominium, and the loan is usually made in a foreign currency and repaid in that currency. UOB (Thailand) has offered such loans in Singapore or US dollars; ICBC (Thai) is the other name that recurs. Approval is case by case and rests on your income, age and the building's foreign quota.

    Typical conditions

    A substantial deposit from your own funds — the proportion is the lender's to set, and neither bank publishes one, so we state no percentage here. Then a term that ends by a set age, and a freehold unit inside the building's foreign quota. The rate is the lender's too, priced individually; we name none.

  2. 02

    A developer instalment plan

    For a new development, the developer itself usually spreads the cost between reservation and transfer — a booking fee, a contract payment, then instalments during construction, with the balance due when the unit transfers. It is not a loan and carries no interest in the usual sense, but it lets you pay in stages rather than all at once. Terms are specific to each project and promotion.

    Typical conditions

    Set by the developer per project: a booking fee, a contract payment a set number of days later, instalments through the build, and the balance at transfer. No credit check in the bank sense, but the schedule is fixed and missing it can forfeit what you have paid.

  3. 03

    Borrowing in your home country

    Many foreign buyers raise the money where they already bank — a remortgage or equity release on a property at home, or a personal facility — and bring the proceeds to Thailand as cash. It is often simpler and cheaper than a Thai foreign-currency loan, and it keeps the Thai side a straightforward cash purchase.

    Typical conditions

    Governed entirely by your home-country lender, not by anything Thai. The one Thai requirement is unchanged: the funds must arrive in foreign currency and be recorded on a Foreign Exchange Transaction document for the quota registration.

  4. 04

    Paying in cash

    The most common route, and the simplest. Funds are transferred into Thailand in foreign currency, converted to baht, and paid to the seller or developer against the reservation and sale agreements. With no lender in the transaction there is no approval to wait for and no financing condition in the contract.

    Nothing to arrange with a lender. Still requires the funds to enter Thailand in foreign currency and be recorded for the foreign quota, and — as with any purchase — legal review of the title and the contract before you commit.

On interest rates

Why the calculator asks you for the rate

A Thai mortgage is normally priced as a floating margin over a bank's reference rate — most often the MRR (minimum retail rate) — which the bank moves as monetary policy changes. There is no single fixed rate to quote, and a non-resident's rate is set individually, so the estimator below takes the rate as an input rather than assuming one.

For context only, and about the market rather than about you: entering 2026 the published MRR reference rates at the major Thai banks spanned roughly 6.2% to 7.2% per year, and the Bank of Thailand held its policy rate at 1.00% at its meeting of 24 June 2026 (Bank of Thailand policy-rate and commercial-bank reference-rate publications, reviewed July 2026). Reference rates move, and the margin above them is the lender's — confirm the current figures before you rely on them.

What this assumes

  • A level interest rate for the whole term and equal monthly instalments. A real floating-rate loan re-prices as the reference rate moves, so instalments change over time.
  • The amount financed is the price less the deposit. Lenders set their own maximum loan-to-value, and for a non-resident it is commonly lower — the figure here does not assume any loan will be offered.
  • No arrangement fee, mortgage life insurance (MRTA), valuation fee or mortgage-registration fee is included. A real offer carries some of these.
  • Figures are in Thai baht. A foreign-currency loan is repaid in that currency, so exchange-rate movement changes what each instalment costs you.
