Partnership & Service Roles

Clear roles, disclosed up front.

Three organisations can touch a purchase made through this site. Here is exactly who does what, and on what terms.

  1. 01

    Suwanvara Property

    Marketing & coordination

Curates the new-development and resale residences shown on this site and coordinates your enquiry from first message to handover — property marketing, buyer sourcing, listing coordination and brokerage-related services, in English.

    Your point of contact

    • Curated listings and property marketing
    • Enquiry handling and requirement capture
    • Shortlists, scheduling and coordination
    • One English-speaking contact throughout
  2. 02

    DDCondo

    Brokerage partnership

Property listings, availability checks, viewings, commercial negotiations and transaction coordination may be performed in partnership with DDCondo. Where a partner handles part of your enquiry, your required contact information is shared only with your consent.

    Property partner

    • Listing access and availability checks
    • Viewing arrangements
    • Commercial negotiation support
    • Transaction coordination
  3. 03

    Suwanvara Law Firm

    Separate legal engagement

Legal services — due diligence, contract review and transfer support — are provided by Suwanvara Law Firm under a separate engagement and a separate professional fee, agreed directly between you and the firm. Clients remain free to appoint another legal adviser.

    Independent of any listing

    • Legal due diligence
    • Review and negotiation
    • Full transfer support
    • Engaged directly by you, never bundled

Suwanvara Property is a sales practice. It represents new-development and resale residences for purchase — to live in or to hold — and does not operate a rental listings service; letting after transfer is arranged with a partner under its own agreement. Legal work is never part of the brokerage service: it is engaged separately with Suwanvara Law Firm, or not at all.

What our badges mean

Three badges. Three different questions.

Every residence on this site carries up to three verification badges. They are not degrees of the same thing — each answers its own question, and none of them stands in for another.

  1. 01

    Identity Verified

    Who is offering this residence?

The company responsible for the listing is identified on the listing itself. Every residence on this site is offered by Suwanvara Property, sourced from developer inventory and coordinated in partnership with DDCondo — there are no anonymous private listers and no unverified third-party uploads.

What it is not: It says nothing about the property itself — not its title, not its condition, and not whether the seller is free to transfer it.

  2. 02

    Availability Confirmed

Was this residence actually on the shelf, and when?

The unit appeared as available on the developer's own price list, and the badge carries the date of that list. Where the list we hold is older than the site's current as-of month, the badge degrades to “Last confirmed …” with the real date rather than implying freshness it does not have.

What it is not: Availability is not ownership verification. It is not a check of title, encumbrances, mortgages or the project's foreign quota position, and it is not a reservation — a unit can be taken between the price list and your enquiry, which is why we reconfirm every unit before a viewing.

  3. 03

    Legal Documents Reviewed

Has a lawyer read the documents behind this residence?

A lawyer has examined defined documents for that residence under a written scope, and the scope and date are recorded against the listing.

What it is not: No residence on this site currently carries this badge, and publication of a property is never legal verification of it. Where you see the tier explained but not awarded, no document review has taken place.

A review is commissioned by you, from Suwanvara Law Firm, under a separate engagement and a separate professional fee — or from any other legal adviser you prefer. It is never a condition of enquiring or buying.

    Request a document review

Every listing also names the company responsible for it: Listed by Suwanvara Property · in partnership with DDCondo. A confirmed availability date is a statement about a price list, not about a title deed — and publication of a property is never legal verification of it.

The disclosure, in full

Property listings, enquiries, viewings and brokerage coordination may be handled in partnership with DDCondo. Separate legal services are provided by Suwanvara Law Firm under an independent service agreement with the client.

Suwanvara Property may receive brokerage compensation when a transaction is completed. Legal services, where requested, are separately provided by Suwanvara Law Firm under a separate engagement. Clients remain free to appoint another legal adviser.

In practice

What the division of roles means for you.

Three roles, one conversation

You talk to Suwanvara Property. Partner involvement happens behind that single conversation — you are never passed around.

Distinct entities, said plainly

DDCondo and Suwanvara Law Firm are separate organisations with separate responsibilities. Neither speaks for the other, and we do not present them as one.

Consent before sharing

Your contact details reach a property partner only after you tick the consent box on the enquiry form — and only the details needed to answer you.

Fees where you can see them

Brokerage compensation is paid on completed transactions. Legal fees are quoted by the firm in writing before any engagement. The two never mix.
