How we verify what we publish
What we check, and what we do not.
This site publishes real inventory from developers' own price sheets. That gives it a specific kind of accuracy and a specific set of limits, and both belong on the same page. Below: what is checked before a residence is published, what each badge means, and the things no badge on this site will ever stand for.
Before publication
What is checked.
Every listing on this site is transcribed from a document, not typed from memory. These are the checks that transcription goes through.

The figures come from a dated source sheet
Price, area, floor plan and floor band are read off the developer's own price sheet, and the sheet's date travels with them. Where a sheet is older than the month this site states as current, the listing says so on its face and its availability badge degrades to “Last confirmed”.

The unit is published by its reference, never its number
Each residence carries a public SWP reference and a floor band. The developer's actual unit number is held internally and appears in no page, no URL, no image caption, no feed and no share message.

Facts about the building carry their source
Completion year, unit count, building form and common fee are researched against a published source, and the link to that source is printed on the project page. A fact we could not attribute is left out rather than stated.

Photography says what it is
A frame staged by the developer as a show unit is captioned “Show unit”. Where a development's images are curated stock rather than photographs of that building, the whole set is marked illustrative — on the page, in the fact sheet and in the syndication feed.

Foreign-quota wording is transcribed, not asserted
“Foreign quota available” means the price sheet records it as available. It is not a finding about your purchase: quota is confirmed unit by unit at the Land Department on the day, and this site says “subject to confirmation” because that is the true state of it.

Nothing is published as a discount we cannot qualify
A developer promotion is reproduced in the developer's own words with its expiry beside it. The price sheet's internal “Gap” column, whose meaning the developer has not confirmed, is never rendered as a saving and never leaves our own systems.
The three badges
Three badges. Three different questions.
A residence can carry up to three badges. They are not levels of one thing — each answers its own question, and none stands in for another. What each badge does not mean is printed with it, here and on every listing.

Identity Verified
Who is offering this residence?
The company responsible for the listing is identified on the listing itself. Every residence on this site is offered by Suwanvara Property, sourced from developer inventory and coordinated in partnership with DDCondo — there are no anonymous private listers and no unverified third-party uploads.
What it is not: It says nothing about the property itself — not its title, not its condition, and not whether the seller is free to transfer it.

Availability Confirmed
Was this residence actually on the shelf, and when?
The unit appeared as available on the developer's own price list, and the badge carries the date of that list. Where the list we hold is older than the site's current as-of month, the badge degrades to “Last confirmed …” with the real date rather than implying freshness it does not have.
What it is not: Availability is not ownership verification. It is not a check of title, encumbrances, mortgages or the project's foreign quota position, and it is not a reservation — a unit can be taken between the price list and your enquiry, which is why we reconfirm every unit before a viewing.

Legal Documents Reviewed
Has a lawyer read the documents behind this residence?
A lawyer has examined defined documents for that residence under a written scope, and the scope and date are recorded against the listing.
What it is not: No residence on this site currently carries this badge, and publication of a property is never legal verification of it. Where you see the tier explained but not awarded, no document review has taken place.
The limits
What we do not verify.
This is the half of the page that matters. None of the following is checked as part of publishing a listing, and no badge on this site should be read as covering it.
Title, ownership and encumbrances
We do not inspect the title deed, the ownership history, or any mortgage, lease, servitude or court order registered against a unit. Publication is not a search at the Land Department.
That a foreign buyer can complete on a specific unit
The 49% foreign-ownership ratio is measured across a building's registered area at the moment of transfer. What a price sheet records today is not what the juristic person will certify on transfer day.
Building condition, defects and compliance
No structural, mechanical or fire-safety inspection is performed. Nothing here confirms that a building holds its permits, its certificate of occupancy or its condominium registration.
Any investment return
This site states no projected, expected or guaranteed return. Where a gross yield figure appears it is arithmetic on a developer's own published asking rent over an asking price, labelled indicative, with every input shown — it is not a forecast and it is not endorsed by us.
The developer's promotion terms
A promotion is the developer's offer under the developer's conditions. We reproduce the wording; we do not confirm that it will be honoured, that it applies to your unit, or that it survives to your transfer date.
That a unit is still on the shelf right now
Availability is confirmed against a sheet, on a date printed with the listing. Between that date and your enquiry a unit can be reserved by someone else. Every enquiry is answered with a fresh check.
If you need more than this
A document review is a separate engagement — and it is real work.
The third badge, “Legal Documents Reviewed”, is earned only where a lawyer has actually read a defined set of documents and the scope of that reading is recorded with the listing. No residence on this site currently holds it. It is commissioned from Suwanvara Law Firm under a separate agreement and a separate fee, agreed directly between you and the firm — never bundled into a purchase, and never a condition of one. You remain free to appoint any other adviser.

Tell us, and we will correct it.
A price sheet can be superseded the week after it is issued, and a transcription can be wrong. Every listing carries a “Report this listing” control, and the desk answers corrections before it answers enquiries. Where a figure turns out to be wrong we change it and re-date the listing rather than quietly leave it standing.

Suwanvara Property may receive brokerage compensation when a transaction is completed. Legal services, where requested, are separately provided by Suwanvara Law Firm under a separate engagement. Clients remain free to appoint another legal adviser.
