Privacy Notice

Your information, handled carefully.

This notice explains what we collect through this website, why, and who it can be shared with — prepared with the Thai Personal Data Protection Act B.E. 2562 (2019) (PDPA) in mind. We collect only what is needed to answer your enquiry.

  1. 01What we collect

    When you send a property enquiry we ask for your name, nationality, email, LINE ID or WhatsApp, the property reference you are interested in, whether you are buying to live in or as an investment, your budget, preferred location, intended timing and your message. When you book a viewing or a snagging inspection we ask for your name, a way to reach you (email or a LINE/WhatsApp handle), the residence and — for an inspection — the kind of inspection you want. When you send a legal enquiry we ask for your name, nationality, email, the project name, the transaction type, the legal service you need and your message.

    We deliberately do not request — and ask you not to send — passport copies, financial documents, contracts or other sensitive documents through the public forms on this site.

  2. 02Chat and messaging

    You can reach us through the chat on this website and through our LINE, WhatsApp and WeChat accounts. The messages you send on any of these channels are personal data. An AI assistant answers first — it states plainly that it is an AI on first contact, answers only from the published content of this site and cites the page it used, and never gives legal, tax or immigration advice on your situation. A member of our team can take over at any time, and does so whenever the assistant cannot help or you ask for a person.

    We store the conversation so we can answer you and follow up, and so a person can see what was said before stepping in. You can ask us to export or delete your conversation at any time. Messages are kept for the same retention window as other enquiries and are then purged. Message content is never written to our system logs, and we never ask for passport, financial or other sensitive documents over chat.

    When you message us on LINE, WhatsApp or WeChat, that conversation also passes through the operator of that platform — LINE Corporation, Meta, or Tencent respectively — which processes it under its own terms and, for WhatsApp and WeChat, within a fixed customer-service reply window set by the platform. Choose email if you would rather not use a third-party messaging platform.

  3. 03Client accounts and secure documents

    If we open a matter for you, we may give you a client account so you can follow its progress and exchange documents with us securely. The account is passwordless: you sign in with a single-use link we e-mail you, and you only ever see your own matters and documents. You can export a copy of your account data, or ask us to erase your account, from your account settings at any time.

    When our team asks you for a document — for example a passport or identity document, proof of address, evidence of your source of funds or of funds sent into Thailand (FET), a contract, or, for a company buyer, company documents and beneficial-owner evidence — you upload it inside your secure client area, never by ordinary e-mail and never to the chat assistant. We ask for these documents to meet the customer-due-diligence duties that apply to Thai law firms under the Anti-Money Laundering Act; the specific documents we require are set by our own AML/KYC policy. Only upload documents you have been asked for.

    Every document is encrypted (AES-256-GCM) before it is stored, and is decrypted only when it is streamed to you or to an authorised member of our staff. No document is ever sent to any AI provider, and document contents are never written to our system logs. We record who viewed or downloaded each document and when. Each document category has a retention window, after which the document is deleted; these windows are set by our AML/KYC and records policy and by law, and some records may need to be kept for a period even after you ask us to erase your account. You can download or request deletion of your documents through your client area.

  4. 04Why we collect it, and on what basis

    We use your details to answer your enquiry: to confirm availability and pricing, arrange viewings, prepare a shortlist that matches your requirements, or route a legal question to Suwanvara Law Firm. We do not add you to marketing mailing lists, and we do not sell your information.

    Under the PDPA, we rely on the steps necessary to respond to your request before entering into a contract, on our legitimate interest in operating an enquiry service, and — for sharing your contact details with a property partner — on the consent you give explicitly on the property enquiry form. You may withdraw that consent at any time; withdrawal does not affect sharing that took place while it was in force.

  5. 05Who it can be shared with

    Property enquiries may involve a property partner — property listings, enquiries, viewings and brokerage coordination may be handled in partnership with DDCondo. We share your required contact information with the relevant property partner only with the consent you give on the enquiry form, and only to the extent needed to answer you.

    Legal enquiries are routed to Suwanvara Law Firm, which is a separate entity. Any legal engagement, and the information you share within it, is between you and the firm under its own professional duties of confidentiality.

  6. 06Cookies and analytics

    This website sets no marketing cookies and runs no advertising trackers of any kind. Usage analytics are off unless a provider has been configured for this deployment, and even then nothing loads or measures anything until you have been asked and have agreed: the consent banner appears before any script is fetched, declining is a real answer and is remembered, and you can withdraw either answer by clearing this site's data in your browser.

    When you arrive we note, in this browser tab only, how you reached us: any campaign tags in the link you followed (utm_source, utm_medium, utm_campaign, utm_content, utm_term), the site that referred you, the page you landed on, the language served and whether you are on a phone, tablet or desktop. Web addresses are kept without their query strings, and none of it identifies you. It is sent nowhere unless you choose to submit an enquiry, in which case it travels with your message so we can tell which channel our enquiries come from, and it is discarded when you close the tab. Saved residences, saved searches, the residences you tick for comparison, the figures you type into our calculators, your chosen display currency and your analytics answer are kept in your own browser's local storage — they are never sent to us, they do not identify you, and clearing your browser data clears them.

    If you sign in to the client area we set a second, deliberately smaller cookie that does travel with the rest of the site. It tells our own forms who you are — so we can fill in your name and e-mail for you, and record that a request came from your account — and it can do nothing else: it cannot open a document, read a matter or change anything in the client area. Both cookies are removed when you sign out. Separately, where a form asks you to sign in before it will send, everything you have typed is kept in your own browser's local storage for up to two hours so that it is still there when you come back. It is never sent to us until you press send, it is deleted as soon as it is sent, and you can clear it at any time by clearing this site's data.

  7. 07Retention and your rights

    When you submit an enquiry we store it — the details listed above and the how-you-reached-us information described under Cookies and analytics — in an access-controlled enquiry-management system, so our team can answer you and follow up. Only our staff can reach it; it is not shared beyond the recipients named above. We keep an enquiry record for up to 24 months after your last contact about it, unless a transaction or a legal obligation requires us to keep it longer, after which it is deleted. As a data subject under the PDPA you may ask us to access or receive a copy of the information we hold about you, correct it, delete or anonymise it where no legal obligation requires us to keep it, restrict or object to its use, or withdraw a consent you have given. You may also lodge a complaint with the Personal Data Protection Committee of Thailand.

  8. 08Partner applications

    If you apply to partner with us through the Partner with us pages — as an introducing agent, a home-inspection partner, a cooperating broker or a service partner — we collect the details you enter: your name and, where you provide them, your company, email, LINE or WhatsApp, website, and the role-specific information the form asks for (such as coverage, languages, qualifications, insurance status, inventory type or service type). We collect this to assess your application and contact you about partnering, on the basis of your consent and our legitimate interest in selecting partners. An application is reviewed — it does not create a partnership, employment or any guarantee of work.

    We deliberately do not request — and ask you not to send — identity documents, financial documents, licences or other sensitive files through the partner forms. Where the firm takes an application further it may request documents and carry out vetting or KYC checks, and will arrange a secure way to exchange them with you. If you are approved, we may — only with a separate, per-partner decision — show your business or trading name — which may be the personal name you gave us if you provided no separate company name — and the areas you serve in a public partner directory; this is optional, never automatic, and can be removed at your request. Applications are held in the same access-controlled system, kept only as long as needed for the review and any resulting relationship, and you have the same rights of access, correction and deletion described above.

  9. 09Language versions
