What the purchase actually needs in cash

Most foreign buyers of Thai condominiums complete in cash, so the first useful question is not what you could borrow — it is what the purchase needs and whether what you hold reaches it. Enter your own figures below; everything shown is arithmetic on those figures.

Cash is the base case, not the fallback.

Thai banks lend to non-resident foreigners for a condominium only in limited and conditional circumstances — a small number of lenders, usually in a foreign currency rather than baht, assessed case by case. The majority of foreign purchases here are therefore completed without a Thai mortgage: from savings, from borrowing raised in the buyer's home country, or on a developer's instalment plan (public bank programme information and market guidance, reviewed July 2026; the banks do not publish non-resident condominium terms, so any figure must be confirmed with the lender directly).

One requirement holds whichever route you take. To register a unit in a building's foreign-ownership quota, the purchase funds must be brought into Thailand from abroad in foreign currency and recorded — the receiving bank issues the Foreign Exchange Transaction evidence the Land Department needs at transfer. The money moves between your own bank, the seller or developer, and the Land Department: Suwanvara Property never receives or holds purchase funds.

What this assumes

  • Every input is yours. There is no assumed price, deposit, rate, term or loan-to-value anywhere in the arithmetic.
  • The government charges are computed on the price you entered, at the rates used across this site. They are actually assessed on the Land Department's appraised value — normally lower — so the figure is a planning ceiling, not a bill.
  • The buyer/seller split is the customary one and is negotiable. On a new development, Thai law caps what a developer may pass to a buyer at half the transfer fee; a developer's own promotion may change the position again, and the development's own page states its terms.
  • The purchase price itself, the foreign-quota position and the transfer conditions are subject to confirmation, as everywhere on this site.
  • Figures are in Thai baht. Where you fund from another currency, the rate that matters is the one your bank gives on the day the funds arrive.
