Someone in the room when your unit is handed over.

For a buyer who cannot fly to Bangkok for the developer's inspection: we attend on your behalf, document the unit's condition against the contract, and put the defect list to the developer — so acceptance is a decision you make with a record in front of you.

Handover Inspection & Acceptance

What this service is

When a new unit is ready, the developer invites the buyer to inspect it and then sign an acceptance. For a buyer overseas, that appointment is easy to miss — and once acceptance is signed, the leverage to have defects fixed is largely gone.

We stand in for you at that appointment. We walk the unit against the contract specification and the floor plan, record what we find in a written defect list, and back it with photographs and a video walkthrough you can watch from anywhere. The defect list is put to the developer, and we re-inspect after the developer says it has rectified.

Acceptance stays your decision. We attend the acceptance and sign only if you instruct us to — otherwise we report back and you decide.

How it works, step by step

    We attend the developer's inspection, walk the unit against the specification, and record every visible defect.

    Report

    You receive the defect list, the photo set and the video walkthrough within a few days, and we raise the list with the developer.

    Re-inspect

    After the developer reports rectification, we return, check each item, and report again before any acceptance.

  • We do not sign acceptance for you unless you instruct us in writing to do so

Typical timeline

The inspection is a single appointment set by the developer; a re-inspection follows any rectification. The report and video reach you within a few days of each visit.

So the inspection is measured against the right documents, please have ready:

What we will decline

We record visible defects against your contract — we do not carry out a structural or engineering survey, we do not warrant the building, and we cannot make the developer rectify anything. Where a unit needs an engineer's assessment, we say so and you appoint one. We will not sign acceptance for you unless you instruct us in writing.

An optional, separate scope

Many remote buyers combine the inspection with Full Transfer Support and a Power of Attorney, so the same firm inspects, represents and completes. Each remains an optional, separately-quoted scope — you take only what you want.

How we work — and what we decline

The lines we hold, stated plainly.

  • We prepare and file. We do not guarantee any visa approval, company registration, transfer date, price or other legal result — approvals rest with the Thai authorities and are discretionary.

  • Any fee figure shown is an illustrative range only. The binding figure is quoted in the engagement letter after a conflicts and scope check. Government fees, translation, notarisation and legalisation are third-party disbursements, listed separately.

  • Legal work is a separate engagement with Suwanvara Law Firm under its own professional fee, never bundled into a brokerage fee. You remain free to appoint another adviser at any time.

Disclosure
