If you cannot attend the Land Department transfer, a power of attorney lets the firm register the purchase for you. We accept a specific-transaction power only, we do not hold your money, and we explain exactly what you are granting before you sign.

What this service is

A Land Department transfer normally needs the buyer present. Where you cannot be, Thai law lets you appoint an agent to act for you under a power of attorney — but the authority matters. A loose, general power hands someone control over your affairs; that is not what this is.

We draft the specific power the Land Department requires for your transaction, scoped to that one registration and nothing else. When you sign abroad, the document usually has to be notarised and then legalised by the Thai embassy or consulate, translated and certified — we tell you the sequence and the timing so the original reaches us before the transfer date.

Money stays with you. Wherever possible you remit the purchase price to the seller or developer directly; the firm does not take custody of purchase funds. You can revoke the authority at any time, and we record what was done under it.

    We attend the Land Department and register the transfer strictly within the authority granted, then report what was done.

What you provide

  • Execute the power of attorney as instructed, with notarisation and legalisation where signed abroad
  • Remit purchase funds through your own bank and keep the FET or credit advice
  • Tell us at once if you wish to revoke the authority

Typical timeline

Allow time for notarisation, embassy legalisation and courier of the original before the transfer date; the transfer itself is a single Land Department appointment.

Document checklist

For a power of attorney signed abroad, you will usually need:

  • 01Your passport, valid and consistent with the sale contract
  • 02The signed sale-and-purchase agreement the transfer completes
  • 03The power of attorney, notarised where you sign it
  • 04Embassy or consulate legalisation of the notarised document
  • 05A certified translation into Thai
  • 06The Foreign Exchange Transaction (FET) form or credit advice for your remitted funds

What we will decline

We accept a specific-transaction power of attorney only — never a general authority over your money or your affairs. The firm does not take custody of purchase funds. We will decline any instruction that falls outside the scope written into the power, and any request to act beyond a single, identified transaction. Before you grant authority to anyone — us or another party — understand exactly what it covers and how to revoke it.

An optional, separate scope

Representation under a power of attorney is usually engaged together with Full Transfer Support, and often with a Handover Inspection. Each is a separate, optional scope with its own fee — the power of attorney does not bundle the rest.

How we work — and what we decline

The lines we hold, stated plainly.

  • We prepare and file. We do not guarantee any visa approval, company registration, transfer date, price or other legal result — approvals rest with the Thai authorities and are discretionary.

  • Any fee figure shown is an illustrative range only. The binding figure is quoted in the engagement letter after a conflicts and scope check. Government fees, translation, notarisation and legalisation are third-party disbursements, listed separately.

  • Legal work is a separate engagement with Suwanvara Law Firm under its own professional fee, never bundled into a brokerage fee. You remain free to appoint another adviser at any time.
