Sending purchase funds (FET) step-by-step

A foreign freehold purchase requires evidence that the money came from abroad in foreign currency and was converted to baht in Thailand — the Foreign Exchange Transaction (FET) document. Getting the sender and amount right avoids the most common avoidable delay.
The steps
- Send the funds into Thailand in foreign currency, not baht.
- Send from your own account, in your own name — the FET names the sender, and it must match the buyer of record.
- Send enough to cover the purchase price; reference the unit or purpose where the bank allows.
- Ask the Thai bank to convert the funds to baht and issue the FET document (or a credit advice / bank letter for smaller amounts).
- Keep the FET document safe — you present it at the Land Department on transfer day.
Common mistakes
- Sending baht instead of foreign currency — the FET record needs the foreign-currency inflow.
- Sending from a family member's or company account — the name will not match the buyer.
- Sending too little to cover the price plus the buyer's share of costs.
