When a buyer takes handover of a new unit, a specialist inspector checks its finish, fittings and systems against the developer's specification and floor plan and produces a photographed defect (snag) list. If you do this work well, you can apply to be one of the inspectors we coordinate.
About this role
What the role is
You carry out a visual and functional snagging inspection: finish, fittings and systems checked against the developer's specification and the floor plan, with a photographed defect list and a walkthrough video for the buyer — or, under the separate legal engagement, the buyer's lawyer — to present to the developer.
This is a snagging inspection, NOT a structural or engineering survey, a valuation or a warranty, and it does not guarantee the developer will rectify anything. Where you hold a specific engineering qualification we will describe it factually per engagement — we never imply the base service includes one.
It is complementary to, and separate from, the legal acceptance a lawyer provides at handover under Suwanvara Law Firm's own engagement. The two are presented together as inspection & handover, but who does what stays explicit.

- Honest scope: you describe findings, you do not certify structural safety or guarantee rectification.
- Reliable coverage and punctuality within the provinces you serve.
- Any qualifications, licences or insurance stated accurately — we capture what you hold and do not require a specific one to apply.
