Due-diligence questions to ask a seller

You can ask most of these yourself before you involve anyone. Vague or reluctant answers are themselves information. A lawyer, engaged separately, confirms the answers against the documents.
Ownership and title
- Is the unit freehold under the foreign quota, or leasehold?
- Are there any mortgages, encumbrances or servitudes registered against the unit?
- Can I see the title deed, and does it match the unit being sold?
The building and its costs
- Are common fees and sinking-fund contributions fully paid? Can I see the debt-free letter?
- What is the monthly common fee, and how is the sinking fund charged?
- When was the building completed, and who manages the juristic person?
The unit and the deal
- Who occupies it now — is there a tenancy, and on what terms?
- Which transfer-day costs will the seller bear, in writing?
- What is the actual floor and view — confirmed in person, not from a plan?
