Buying a home near the Eastern Seaboard industrial estates

For a professional relocating to work at Amata City, WHA or the ESIE estates in Chonburi and Rayong: where the estates sit, the residences we list nearby, and the foreign-ownership basics before you commit.

If your posting is to a factory or office inside one of the Eastern Seaboard industrial estates, your housing question is different from a Bangkok buyer's. You are choosing a base within reach of a specific estate gate, in a part of Thailand built around manufacturing rather than transit lines — and you may be weighing whether to rent or to own while you are here.

This guide sets out where the estates sit, which residences we currently list in the two provinces around them, how to think about the commute honestly, and the ownership rules that decide what a foreigner can actually hold. It quotes no drive times and no distances we cannot source; where a figure matters, the instrument or the map behind it is named.

Where are the Eastern Seaboard industrial estates?

They run across Chonburi and Rayong, the two coastal provinces that — with Chachoengsao — make up the Eastern Economic Corridor, the special development zone created by the Eastern Special Development Zone Act B.E. 2561 (2018) and administered by the Eastern Economic Corridor Office. This is Thailand's manufacturing heartland, and most foreign professionals relocating here are posted to one of a handful of large estates rather than to a city centre.

The best-known operators are Amata and WHA. Amata Corporation develops AMATA City Chonburi and AMATA City Rayong; WHA Industrial Development — formerly Hemaraj Land and Development — develops the Eastern Seaboard Industrial Estate (ESIE) and the WHA Eastern Seaboard Industrial Estates across Rayong and Chonburi. Alongside them sits Laem Chabang in Si Racha, the country's principal deep-sea container port, operated by the Port Authority of Thailand. Which of these your workplace belongs to decides which town you should be looking in — the estates are spread over two provinces, not clustered in one place.

Which residences do we list near the estates?

Four developments across Chonburi and Rayong, and they are deliberately different in kind. Each project page carries the researched public facts, the source behind each of them, and a map of approximate nearby amenities — so you can judge the setting before you ever get in a car.

In Chonburi: Atmoz Serene Sriracha, a low-rise condominium in the Thung Sukhla area of Si Racha, close to the Laem Chabang port district (our project page maps Harbor Mall among the nearby amenities); Kave COCO Bangsaen, a low-rise condominium in the Saen Suk area of Mueang Chonburi, closer to the university-and-beach side of the province; and Ananakorn Laem Chabang in Bang Lamung — a low-rise housing estate of townhomes and detached houses rather than a condominium, which matters for ownership, as the next section explains. How should I think about the commute?

By working backwards from your specific estate gate, not from a district name — and we deliberately publish no drive times. Distances here are covered by road, and the honest answer to "how far is it?" depends on which estate, which shift pattern, and which side of it you live on. The Sriracha–Laem Chabang corridor, Bang Lamung, Saen Suk and Mueang Rayong each sit differently relative to the various estate clusters, and only your employer's own site address settles it.

So use two things rather than a guessed number. First, the address of your workplace, which your employer or its HR team can give you. Second, each development's map on its project page, where the approximate location and nearby amenities — supermarkets, hospitals, markets — are plotted from OpenStreetMap so you can see the everyday setting. We would rather show you the map than quote you a commute we have not measured.

Can a foreigner own one of these homes?

A condominium unit, yes — a house on its own land, no. This is the single most important distinction on this page, and it is why three of the four developments above are condominiums and one is not. Under the Condominium Act B.E. 2522 (1979), a foreigner may own a condominium unit freehold, registered in their own name, provided the purchase money is brought into Thailand from abroad and the project's foreign quota — capped at 49% of the building's total unit area — has room at transfer. Land is the other side of the line. Section 86 of the Land Code B.E. 2497 (1954) bars a foreigner from acquiring land, so a landed development such as Ananakorn Laem Chabang cannot pass its land into a foreign buyer's name as freehold; a foreigner's route to a house is normally a registered lease of the land with ownership of the structure, and it deserves careful legal scrutiny before any deposit. Does buying here let me live and work in Thailand?

No — owning a condominium gives you no visa, no work permit and no right of residence. This catches relocating professionals out often enough to be worth stating plainly: a title deed and an immigration status are two separate things, and one never produces the other. Your right to be in Thailand for the job comes from the visa and work authorisation your employer arranges, not from anything you buy.
